We offer complete, one stop shopping. Rather than call several different agencies for different tests and services, we do it all. We provide the two major services in determining the safety, and actual condition of the property: The Home Inspection, and the Environmental Tests.
The Home Inspection consists of the following:
- Grounds - drainage, erosion, walkways, driveway, steps, railings, fences, retaining walls, trees & other vegetation.
- Structural - foundation, walls, roof, chimney, basement, attic, deck, patio, garage.
- Exterior - doors, windows, siding, gutters, paint, caulking, soffits, hose, outlets.
- Interior - Walls, floors, stairs, railings, windows, doors, ceilings, trim, ceiling fans, kitchen & bathroom fixtures and major appliances, lights, fireplace, etc.
- Plumbing - Pipes, drains, fixtures, water pressure, water heater, etc.
- Electrical - Proper wiring, appropriate amount of service for house, switches, receptacles, grounds, exterior sheathing, etc.
- HVAC - Boilers & furnaces, thermostats, central air-conditioning.
- Energy Evaluation - adequate insulation in walls, floors, ceiling, windows.
- Termites - Checking for wood-boring insects.
- Air Quality - Checking for dangerous levels of carbon monoxide.
- Maintenance - Tips on taking care of the house to prevent future problems from ocurring.
The Environmental Tests consist of the following:
- Radon testing.
- Lead Paint testing.
- Mold testing.
- Asbestos testing.
- Electromagnetic Field testing.
- Septic evaluation.
- Water Quality testing: lead, bacteria, nitrates, Ph, hardness, iron, radon, turbidity, copper; others upon request.

A detailed written report is provided to you at the end of the inspection, before you leave. No waiting for mail delivery to read it. It comes in a durable, 3 ring bound notebook, and consists of both comprehensive checklist sections, and narrative summarizations. It also has a handy summary at the end that is divided into sections based upon major priorities, minor priorities, and routine maintenance. This makes for quick reference as to the overall picture of the property’s condition. Also included is a child safety checklist which shows you how to safety-proof a home for children and a guide for maintaining a house to head off problems from occurring in the future, both structurally and healthwise.
When environmental tests arrive from our lab, the results and an easy to understand explanation of them are immediately sent to you.
We also encourage you to consult us at no additional fee any time in the future. We call it our “post-inspection phone support hotline.”
After our service, you will know how much money it will actually cost to ensure a truly safe, liveable house - the amount which you can have the seller take off the accepted offer price, or have repaired/replaced before you take title and move in. We can save you tens of thousands of dollars and emotional stress!
We provide prompt, courteous service with little touches like cleaning our shoes before entering a home, and leaving a thank-you note to the seller. Our inspectors are neat and friendly and take the time to answer all of your questions. They adhere to the strict code of ethics and professional standards as designated by the American Society of Home Inspectors (ASHI), and the National Association of Home Inspectors (NAHI).
Certified Inspections utilizes state-of-the-art inspection devices such as moisture detectors that find moisture behind walls by using radio waves, carbon monoxide detectors, electrical current analyzers, air vacuum pumps for mold, and many others. This makes for quicker, more accurate inspections.
It is our aim to provide you with concise, important, relevent information you need to know when determining the price and desirability of a home. We do not overanalyze, or tear apart every insignificant detail in order to impress you with our “vast resource of knowledge.”
