We have a “Guaranteed Lowest Price” policy. What this means is that we have a standard price list for our services that we feel is fair for our high quality of detailed, conscientious work. There will be no “hidden costs” for additional services that you weren’t previously aware of.

Many other firms do this, and the lower cost you thought you were getting turns out to actually cost more. Also, since we also test for mold, lead paint, asbestos, and other hazards which most inspectors ignore or don’t do, you save money on not having to call in an additional environmental firm. We frequently get environmental testing jobs for houses that were already just inspected. It ends up costing the unfortunate client more money than if they had simply called us in to do the entire job in the first place.

If you produce a lower published price for the same services by a certified ASHI or NAHI member, we will gladly match or beat those prices. We want you to have the benefit of our thorough, excellent services, and wouldn’t want you pass us up solely on price.

With Certified Inspections, you will not get a quick one or two hour walk through by some guy who seems to know less than you. You will get a detailed, understandable report that is well worth your money. After all, a house is the biggest investment you’re ever likely to make, so it doesn’t pay to save a few bucks on an inspection that may not give you the whole picture.

Normally, we do all the environmental tests at the same time as the inspection. This saves you money because it costs more to come back later to do the tests separately. It also gives you peace of mind knowing that the water is safe to drink and that there is no lead dust in the air.

• Apartments & condos, interior only: $350 - $400
• Small to medium size houses & townhouses: $500
• Multi-family homes: add $50 per kitchen

The following prices are for tests done at the same time as an inspection. For testing only, fees beginning at $250 will be added for travel, set-up and labor. Higher fees may apply for longer travel time or larger buildings.

• Radon test: $100 for set-up, shipping & analysis. Additional charge to pick-up if necessary; radon in water – call for price.
• Lead Paint: $50 per sample; lead in soil – call for price.
• Mold: $125 per sample.
• Asbestos: $55 per sample – friable (soft) $110 per sample – non-friable (hard).
• Septic: $75.
• Water Quality: $235 package for 8 item profile; separately - $65 per sample, except lead which is $95 per sample; volatile organics (gasoline, oil) – call.
• EMF: $85.
• Formaldehyde: Call for price.
• Additional Airborne Irritants: VOC's (Volatile Organics), allergens, latex, carbon, misc. chemicals: call for prices.

Home Inspection reports are given immediately - "on the spot." Environmental samples take 5 business days from when the lab receives them. Quicker times are available at a greater expense. For purchasers, your attorney can write them into the contract as a contingency and you can immediately proceed with the purchase, yet have a way out if the tests come back negative.
